Blackstone Warns AI Data Center Debt Risks Force Equity Shift as Lenders Face Systemic Exposure

HONG KONG, November 4, 2026 — Blackstone President Jon Gray warned at the Hong Kong Monetary Authority’s Global Financial Leaders’ Investment Summit that the AI infrastructure buildout’s heavy reliance on debt creates systemic concentration risks for lenders. The shift is already underway: equity must replace leverage as the primary fuel for the next phase of data center expansion.

The Debt Wall Hits Hard

Speaking Tuesday, Gray laid out the math that has credit markets nervous. General Atlantic CEO Bill Ford estimates cumulative AI capital spending will reach $10 trillion over five years. Pimco CEO Emmanuel Roman, on the same panel, noted that $550 billion in AI-related debt has already been issued in 2026 alone — against a global corporate bond market of roughly $20 trillion. Goldman Sachs projects $8.5 trillion in data center capex over the same horizon. The trend underneath is clear: the market cannot absorb this volume of leverage without breaking diversification.

Lenders face a structural problem. Their upside is capped at interest and principal repayments. Equity investors, by contrast, share directly in corporate growth. When debt investors pile into the same handful of GPU-hungry companies — all betting on the same AI future — portfolio diversification evaporates. Gray called it a concentration risk that threatens individual lenders and the broader financial sector alike.

CoreWeave Was the Canary

The warning follows October’s CoreWeave debt crisis, when the AI infrastructure firm’s bonds hit distressed territory and triggered a sector-wide selloff. Blackstone’s own AI chief was forced to defend the firm’s exposure as panic spread through credit markets. Elon Musk’s “guppy-level death” warning for GPU providers amplified the selloff across neocloud names. What’s changing is the recognition that this wasn’t an isolated event — it was a stress test the model failed.

The Equity Pivot Logic

Blackstone’s $1.2 trillion in assets under management includes heavy AI infrastructure exposure via real estate and private equity, including QTS Realty Trust. The firm’s Real Estate division is the world’s largest private real estate investor. Yet Gray emphasized the need for a “fundamental restructuring” of financing models across public markets, commercial banks, and private equity. Companies are increasingly turning to structured transactions and cash generated by hyperscalers to limit new debt acquisition, though overall financing requirements remain exceptionally high.

The dividend cut Blackstone announced last week — a 13.2% drop to $1.12 per share — signals financial caution amid shifting market conditions. Analysts project the payout ratio will improve to 60.5% next year, but earnings growth remains modest.

Long Leases, Creditworthy Tenants

Blue Owl, a major AI data center operator, owns more than 130 facilities representing nearly 14 gigawatts of leased and owned capacity, with another 21 gigawatts in its pipeline. The firm typically leases these assets for 15 to 20 years with annual rent increases, providing predictable income streams. CFO Alan Kirshenbaum said the company takes credit exposure to major technology companies — Microsoft, Amazon, Meta — rather than betting purely on AI growth. Around 96% of Blackstone’s data center counterparties are rated investment grade, with an average market capitalization of $2.5 trillion.

Watch This Space

Pimco’s Roman cautioned that the market may struggle to absorb further AI debt issuance amid soaring demand. Gray maintained an optimistic outlook on fundamental demand, noting that computing power requirements continue to outpace supply. The next Hong Kong Monetary Authority Global Financial Leaders’ Investment Summit is scheduled for November 2027.
